The other day I went and seen a customer about his chimney that he wanted tuck-pointed. After looking at it we realized he had two real big problems. One was the fact that the chimney needed tuck-pointed bad, but even if he had that done he was going to need to get it flashed too. The cost of both those things would be well over a thousand dollars and he still would have a maintenance issue to worry about in the future. So what we did was to remove the chimney and put up a galvanized stack that would vent the water heater since that all the chimney was used for at that point anyway. In the end he was very happy get his problem solved and reducing maintenance issues for the future.

So many times I get a call from a homeowner saying they got a leak around their chimney and they need to get it tarred. So is tarring a chimney an acceptable way to fix a leak ? The answer is NO!! While tarring a chimney in the short run will sometimes stop a leak, it only temporary at best.The real solution is either to get the chimney flashed with step flashing and counter flashing or to remove the chimney and put a liner and metal stack. What do you do when your fed up with problems with your chimney? Many homeowner today are eliminating them. This can happen two ways. Many time homeowners will upgrade there furnace and water heaters and new models vent out the side of the house eliminating the need for the old brick chimney. But what if that’s not a option?
The second thing that work well is to remove the brick chimney about a foot below the roof. Install a chimney liner in the chimney chase.Then install a double walled pipe with a flashing, rain cap, and storm collar.Now you have no more chimney flashing to worry about, you have no more tuck pointing to deal with and you have a maintenance free chimney.

These devils are the source of many a leak. Chimneys contain four different types of flashing. All must be right or you will have a leak. Plus, the counterflashing that goes into the brick mortar joint must be right. A hairline crack above the flashing can allow vast amounts of water to run behind the flashings. Look for soldered corners of flashing that might have broken or have holes. Do not use caulk to repair these flashings!
